Debbie Lovett from Security 1 Lending gave us a very thorough presentation on Reverse Mortgages “What you should know.”

What is a reverse mortgage?

A reverse mortgage, also known as the FHA HECM (Home Equity Conversion Mortgage), is a federally insured loan that allows you to convert some of the equity in your home into tax-free cash. It is a unique loan that is easy to obtain if you are at least 62 years old and own home or condo. You always remain the owner of your home.

A reverse mortgage can be a great way for qualified homeowners to access equity in their homes. A reverse mortgage can be used to improve your lifestyle by supplementing your monthly income, covering healthcare costs, paying off existing mortgages, fixing up your home or simply gaining peace of mind. Whatever your specific goals, a reverse mortgage can go a long way towards helping you maintain your financial independence.

A  Reverse Mortgage is a Unique Home Loan:

  • There are no monthly payments
  • There are no income or credit requirements
  • It frees up a portion of the home’s value that you can convert into tax-free cash.
  • Proceeds do not affect your Social Security or Medicare benefits.
  • Its government insured – neither you nor your heirs will ever be liable for a loan balance should it exceed the value of your home.
  • You remain on title; the bank does not acquire your home.
  • The loan is not due until the last homeowner passes away, sells the home or permanently moves out of the home.
